The War of the Roses – Sept. 29, 2010

THE DIVORCEES… one of the most common reasons people sell their houses is because they are getting divorced! Unfortunately/fortunately there is a lot of business here… we all know that 50% of married couples get divorced. Most of the time things are somewhat acrimonious. Consequently, each of the "wounded parties" may want to use their own Real Estate Salesperson. Needless to say, this can be a tricky situation. Often they pick a Salesperson based on emotion & not logic. You are the better choice… it is important that you help them see the value in using logic and good common sense when choosing their Salesperson.  

Here is your ACTION STEP… the best approach is to make sure that you are making your Listing Presentation to both parties. Of course, this isn't always possible. Regardless, here are some great questions you need to ask each of them to help them make the right decision and help you not waste time. For sure the "direct approach" is the "right approach"… otherwise you might get blindsided!  Here are some great questions you need to ask:
1. Mr./Mrs. Seller… does each of you have an individual Salesperson that you prefer?
2. How will you decide which Salesperson you choose?
3. Just so I understand, how difficult will it be for you to agree on one individual?
4. What will be the best way for me to communicate with you both, after you list with me?
5. Do you feel I can sell your home? Lets get the paper work started…shall we?

The key here for you as a great Salesperson is to make sure that you know where you stand in the decision-making process. Don't be shy… be confident and practice asking the tough questions. They need you… believe me, they do need you! NO Excuses.
