SALES NUGGETS…Here are some excellent lines for you to use with your customers. Just some random selections that I know will serve you well in your day-to-day communication…
— Mr./Mrs. Buyer every home requires a certain amount of compromise… the good news of this one has the fewest compromises to meet your needs… are you ready to go ahead?
— I’m not asking you to make a commitment over the phone Mr./Mrs. Customer… I’m just asking you to keep an open mind, fair enough?
— The amount you receive for selling your home will depend on the Marketing you choose. Let’s look at that together and then we can decide on the commission you will pay, shall we?
— Mr./Mrs. Seller… you have two questions to decide on tonight. Who to hire? & What price to list it at? It’s easier to change the pricing than it is to change agents. Let’s decide on the Who question first, okay?
— I would rather bring you 10 offers you refuse than not bring you any at all… we need to price your home at $295,000, make sense?
— The last thing you need is an agent who doesn’t have the courage to look you in the eye and tell you the truth. That’s what you want, isn’t it?
— Mr./Mrs. Customer… the reason you are uncomfortable is because I am telling you the truth. Anything less would not be serving very well, would it?
— The last thing we want is to close the door on any Buyer… even if we send this offer back for one dollar less than our asking price. Let’s keep the negotiations open, we never know what they are thinking, right?
Please note that every one of these approaches ends with a “tie-down” question. Remind yourself to ask questions, not make statements. Read the lines out loud to yourself and see how they feel. There is always an opportunity for you to communicate at a higher level. This takes practice. The practice creates confidence and the resulting confidence creates Sales. NO Excuses.
